A tenant and a landlord should have an amicable and friendly relationship, if not; even small problems culminate up into complex litigation which consumes lot of time and energy. The tenant, who entered into a premises are lucky to have secured tenancy for a throwaway rent and deprive the landlord of his genuine advantage of owning a property at a prime place. It is unreasonable for the tenant to harass the landlord by committing default or refusing to increase the rent to a reasonable level.
