A tenant and a landlord should have an amicable and friendly relationship, if not; even small problems culminate up into complex litigation which consumes lot of time and energy. The tenant, who entered into a premises are lucky to have secured tenancy for a throwaway rent and deprive the landlord of his genuine advantage of owning a property at a prime place.

It is unreasonable for the tenant to harass the landlord by committing default or refusing to increase the rent to a reasonable level.

I live in a residential apartment complex in Pune. Our society is a registered society. Can covered stilt parking spaces be used for storage of boxes,cartons,household articles in addition to vehicle parking ?

What are the legal remedies available to the residents in case the Managing committee is not taking any action inspite of unanimous mandate given by the members in the AGM. This is also recorded in the minutes of
the meeting of the AGM. Can residents independently approach some govt/municipal body to legally implement clearing of the junk from the parking stilts ?

A Private Limited Company in India, entering into Lease Rental Agreement for 9 years term with base rental of Rs. 6.5 Lacs per month with escalation clause of 15% on completion of every 3 years. Further, a non interest bearing refundable rent deposit of Rs. 65 Lacs payable by Company (Lessee) to the Landlord. The Landlord insisting on executing lease agreement under \"Memorandum of Understanding\" on a Rs. 100/- stamp paper, but Company feels, its legally strong to execute a proper \"Lease Agreement\" on requisite stamp paper and registered by paying stamp duty. Please advise legal validity of a MOU - in both scenarios of registered and non registered. Also advise how an MOU stands as against a valid registered \"Legal Agreement\"
